The first conversation

We start with your intent, not our services. What do you want the land to do for you — income, food, quiet, resilience? Where are you now: dreaming, plot-hunting, or holding a title deed? By the end of the call you know whether we're the right help, and what your realistic next move is.

02 On-site · 1–2 days

We walk the land with you

Aerial drone survey first — our CAAM-certified remote pilots deploy high-resolution photogrammetry, followed by ground walks across streams, springs, catchment, wet-season drainage. Then sun path, slope, soil, tree cover, road access and the title category. We measure what matters and photograph everything, because this is the day that decides whether the plot is a bargain or a money pit.

03 Report · ~2 weeks

A straight verdict, in writing

The Land Viability Report: annotated site map, what the plot can support, what it will cost to make livable, and a go or no-go. We have told clients to walk away from land before, and we will tell you. It's yours to keep either way.

Systems designed, build sequenced

Energy, water, food and shelter drawn as one connected system, specified to component level with suppliers and prices. Then sequenced — what gets built in which month, so you are living on the land in a matter of months rather than waiting years for a finished product.

Build — with us as much or as little as you want

Some clients take the pack and build it themselves with us on call. Others hand us the whole thing: trades, materials, budget and timeline, with a weekly photo and spend report. Most sit in between — we run the technical systems, they take the gardens and the animals.

You run it, not us

We commission the systems with you, hand over the Operations Handbook, and walk the seasonal rhythm together — wet season, dry season, what fails and how you fix it. Then a standing line to us, and a route into the co-op if you want neighbours doing the same thing.

How much does going off-grid actually cost? +−

For a modest single-family homestead in Malaysia, expect RM 120k–350k for land improvements, energy, water and a fast-build shelter — with solar and water storage the two largest lines. The honest answer is that it depends on what your land already gives you: a plot with a reliable stream and good sun can be half the cost of one that needs boreholes and tree clearing. That is precisely what the viability report prices before you commit.

Do I need to buy land before talking to you? +−

No — and this is the cheapest point to involve us. We regularly walk plots with clients before they buy and talk them out of ones that would cost a fortune to make livable. Water access, road access in the wet season, and sun angle are near-impossible to fix after purchase.

Is off-grid legal in Malaysia? What about permits? +−

Living off-grid is legal, but what you build on the land is governed by state land use category, local council building approval and, for agricultural titles, restrictions on dwellings. Requirements vary by state and we check your specific title and district as part of the assessment rather than guessing.

How long before the land is livable? +−

With a fast-build shelter, basic solar and rainwater catchment, a plot can be genuinely livable in three to four months. Full food production, refined systems and comfort upgrades continue for a year or two after — which is why we sequence the build so you are living on the land while it improves, not waiting for a finished product.

Does off-grid mean giving up comfort? +−

No. Properly sized systems run a fridge, ceiling fans, lights, laptops, washing machine, water pump and hot water without a thought. What off-grid does require is awareness — you know your consumption, and you plan heavy loads around sunshine. Air conditioning is possible but expensive to support; we'll be straight with you about the trade-off.

What if I don't want to do the work myself? +−

Then project management is your route: we coordinate the trades, materials, budget and timeline and report weekly, and you arrive to a working homestead. Most clients sit somewhere in between — we run the technical systems, they take on the gardens and animals.

Do you only work in Malaysia? +−

Malaysia and the surrounding region is where we work on the ground, because that climate is what we've built in and understand. Remote consulting — assessment reviews, systems design, mentoring calls — we do anywhere with a similar tropical profile.

Why us, rather than a solar installer or a builder? +−

An installer sells you hardware; a general builder constructs a shell without off-grid engineering. Beyond The Grid operates as an independent advisory practice with zero vendor equipment commissions. We engineer energy, water, structures, and land access as one connected ecosystem — sequencing the build correctly and protecting you from contractor overcharges and design flaws.
